Vanity Cabinet Materials in NZ Bathrooms: MDF vs Plywood vs Solid Timber

Why vanity “material” is really a moisture strategy
A vanity sits in a wet-area environment even when it’s outside the shower. Steam, condensation, wet hands, and occasional splash are normal. NZ Building Code clause E3 is focused on avoiding excessive internal moisture and conditions that support fungal growth, especially in spaces like bathrooms. A vanity that survives long-term is usually the one that treats moisture as a design input, not an accident.

MDF: workable in NZ only when the detailing is excellent
MDF (medium-density fibreboard) is common because it’s flat, stable, and cost-effective. The downside is that once water finds a path in—typically through unsealed edges, screw holes, or the base near the floor—MDF swells and loses strength. The failure often starts at the kickboard or the bottom corners where cleaning water sits, then spreads to doors and drawer fronts. In practice, MDF can perform acceptably in NZ bathrooms when it is well sealed on all edges, has properly finished cut-outs, and is kept off wet floors through good installation and ventilation.

Plywood: the NZ “safe default” for long-life vanities
Moisture-resistant plywood is widely used in NZ bathrooms because it tolerates humidity swings better than MDF and is less likely to catastrophically swell when it gets minor wetting. It still needs good sealing, but it tends to fail more slowly and predictably. For investor-grade builds, rentals, and family bathrooms, plywood is often the material that best balances cost, durability, and service life—especially when paired with quality edge-banding and a base detail that doesn’t trap water.

Solid timber: premium feel, but only if you accept movement and maintenance
Solid timber can be a great choice when you want warmth and a high-end look, but it behaves differently from sheet goods. Timber moves with humidity and temperature changes, which can affect door alignment and joints over time. In NZ bathrooms, solid timber vanities need robust sealing, controlled ventilation, and realistic expectations: they can age beautifully, but they are less “set-and-forget” than plywood. Where timber performs poorly is when it’s treated like a plastic finish—installed tight to wet surfaces, sealed inconsistently, and expected to stay dimensionally perfect forever.

The real quality signal is edge sealing and cut-out protection
Across all materials, most vanity damage begins at vulnerable details: the underside of the cabinet, the back edge against the wall, and plumbing cut-outs. A vanity with perfect-looking doors can still fail if the internal cut edges are raw or if the rear panel allows moisture to wick in. The practical check is simple: look inside the cabinet at every exposed edge and hole. If you can see raw board fibres or rough cut-outs without sealing, you are looking at a future moisture problem.

Installation choices matter as much as the cabinet board
Even the best cabinet material will struggle if the vanity is installed in a way that traps water. The most common NZ failure pattern is water sitting along the floor line or pooling behind the vanity because silicone lines are incomplete, floors aren’t finished cleanly at the wall, or the cabinet base is sitting tight to wet cleaning zones. Ventilation matters too: E3 expects wet areas to avoid persistent moisture conditions, and bathrooms that don’t dry out predictably will punish cabinetry over time.

A practical “choose this” rule for most NZ projects
If you want the safest long-term option for typical NZ households, moisture-resistant plywood with excellent edge sealing is usually the best baseline. MDF can be perfectly fine where budgets are tight, but only when finishing and sealing are done to a high standard and the bathroom dries well. Solid timber is for projects where you value the look enough to accept maintenance and natural movement as part of ownership.
