Getting the Groundwork Wrong: The True Anatomy of Fencing Mistakes

When property owners and developers plan a new boundary fence, they often spend hours debating architectural styles, timber treatments, and modern horizontal slat designs. However, the most severe, budget-blowing fencing errors have nothing to do with aesthetics. They happen during the initial setup phase—long before the first pail of concrete is mixed.

A boundary fence is a highly exposed vertical structure that acts like a sail under wind loads. Getting the basics wrong doesn’t just mean your fence will warp or look sloppy; it can result in an immediate violation of the New Zealand Fencing Act 1978, trigger boundary disputes with neighbors, or lead to structural failure under New Zealand’s volatile weather conditions.

To keep your boundary project on track and prevent premature failure, avoid these three fundamental on-site setup errors.

1. Misidentifying the True Legal Boundary

The most expensive fencing mistake you can make is building a fence that sits even five centimeters inside your neighbor’s legal parcel of land.

The Mistake:

Many developers and homeowners rely on visual markers—like an old hedge line, an existing retaining wall, or a rusted metal pipe found near the lawn—and assume it marks the true boundary. Over decades, land can shift, or previous owners may have installed informal fences out of pure convenience.

The Consequence:

Under the Fencing Act 1978, if you construct a fence on an incorrect alignment without an official cadastral survey confirmation, your neighbor has the legal right to demand you cut down, move, or completely demolish the new fence at your sole expense.

The Fix: Before setting your stringline, locate the official survey pegs. If they are missing or buried, hire a licensed cadastral surveyor to clear the boundary line and redefine your corners. A few hundred dollars spent on a surveyor will shield you from thousands of dollars in litigation and demolition labor.

2. Inadequate Post Depth and Failing to Manage Drainage

The strength of a fence relies entirely on the stability of the buried portion of its posts. If the underground footings are weak, even premium H4-treated timber will shift and sag under seasonal weather changes.

  • The Depth Metric: For a standard 1.8-meter-high timber palings fence, your post holes should be dug to a minimum depth of 600mm to 700mm into solid, unexcavated ground. In high-wind areas or on soft alluvial soils, this depth should increase to 900mm—meaning roughly one-third of the total post length must be buried underground.
  • The Concrete Trap: Pouring wet concrete straight into a hole and letting the post sit completely encased at the base creates a structural water trap. As the timber naturally expands and shrinks, water trickles into the micro-gaps, pooling at the bottom and rotting the post out from the base.
  • The Right Way: Always drop a handful of clean drainage gravel into the bottom of the open hole before setting the post down. This creates a clear drainage pathway, allowing moisture to escape out into the water table rather than sitting directly against the timber grain.

3. Disregarding Slopes and Ground-Clearance Mechanics

Very few sections in New Zealand are completely flat, yet many builders try to run fencing rails parallel to the eye rather than respecting the natural topography of the land.

The Staggered “Step” Failure:

When building on a slope, trying to transition a fence across uneven ground without calculating your step drops leads to chaotic, uneven gaps at the bottom. This leaves the fence vulnerable to wind shear and creates open spaces where pets can escape or weeds can encroach.

The Moisture Contact Trap:

Conversely, dragging the bottom plinth or your vertical fence palings directly into the damp topsoil to close those gaps creates a major rot hazard. Even H3.2 or H4 treated framing will quickly decay if it is permanently buried in water-logged clay or covered by garden mulch.

The bottom plinth boards must be kept at least 50mm clear of the finished ground level to allow for clear airflow, weed-trimmer access, and water runoff.
