MDF vs Plywood Vanity Cabinets: What Actually Survives NZ Bathrooms

Bathroom vanities sit at the centre of moisture, heat and daily use, yet cabinet materials are often chosen based on price rather than performance. In New Zealand homes — especially in regions like Waikato where humidity is high year-round — the difference between MDF and plywood cabinets becomes very visible after only a few years.

MDF (medium-density fibreboard) is widely used because it is smooth, cheap, and easy to machine. On paper, it looks ideal. In practice, MDF performs poorly in wet environments. Once moisture enters through an exposed edge, screw hole, or failed silicone joint, MDF absorbs water quickly. Swelling is permanent. Doors bind, drawers scrape, and cabinet bases distort. This is not a sudden failure — it is slow, progressive damage that often goes unnoticed until replacement is unavoidable.

Plywood behaves very differently. Made from cross-laminated timber veneers, it has far greater resistance to moisture movement. When properly sealed, plywood can tolerate incidental splashes, condensation, and short-term leaks without structural failure. This is why most mid- to high-quality vanities sold in NZ are plywood-based, even if the exterior finish looks identical to MDF.

In Waikato renovations, cabinet base swelling is one of the most common defects seen during bathroom upgrades. The cause is rarely catastrophic flooding. More often it is minor daily moisture: wet feet, dripping towels, steam, or a slow leak inside the vanity. MDF cabinets are far less forgiving of these conditions. Plywood cabinets may show surface wear, but they usually retain structural integrity.

Edge sealing is critical regardless of material. MDF relies entirely on perfect sealing for survival. Any missed edge, poorly drilled hole, or thin paint coat becomes a failure point. Plywood, while more tolerant, still requires proper sealing — particularly on cut edges and back panels where plumbing penetrations occur.

For rental properties, MDF vanities are often chosen to reduce upfront cost. This decision frequently leads to earlier replacement cycles, higher maintenance complaints, and visible deterioration during tenancy. For owner-occupied homes, MDF may perform acceptably only when bathrooms are exceptionally well ventilated and cleaning habits are careful and consistent.

Plywood cabinets cost more initially, but they align better with NZ bathroom realities: intermittent leaks, humid air, and imperfect daily use. When paired with correct installation, ventilation, and sealing, plywood vanities typically outlast MDF by many years.

The material difference may not be obvious in a showroom. It becomes obvious on site — after plumbing, after steam, and after real life begins.
